1. Are you a full time professional real estate agent?  How long have you worked in real estate? 

Knowing whether or not your agent practices full or part time can help you determine potential scheduling conflicts and their committment to your transaction. As with any profession, the number of years a person has been in a business helps determine their level of experience and expertise. 


2. Do you have a personal assistant, team or staff to handle different parts of your business? 

It is not common for agents who do a lot of business to hire staff to help them manage their business. As their businesses grow, they must be able to deliver the same or higher level of service to more customers.  

You may want to know whom on the team will take part in your transaction, and what role each party plays.  How do you contact these people if need arises.   


3. Do you have a website that will showcase my home?  What websites will my home be featured on? 

Most buyers prefer to search for homes using online because its available 24/7 and can be done at home without talking to an agent.  So you want to make sure your home has as much exposure to many websites as possible. 

4. How will you keep in contact with me during the seller/offer process and how often? 

Some agents may email or call you on a regular basis to keep you updating on how things are going.  Will you get showing notice and activity reports?  Asking this question can help you to reconcile your needs with your agents systems.  

5. How are you going to price my home and target market it? 

Accurate pricing of a home is critical when marketing your home.  What experience does your agent have in pricing a home and giving advise on preparing your home for sale?  They should be able to show you the market in your specific area, comps, and keep you updated on such.  Ask yuor agent how they created the market analysis. 


6. What have past clients and customers said about the agent?  How many homes has the agent sold and how long have they been in business? 

Is the agent willing to give you testimonials form past clients. 


7. Do you have a performance guarantee?  If I am not satified with your performance, can I terminate my listing agreement?  


8. How will you get paid?  How are your fees structured?  

In many cases, sellers pays all agent commissions.  Sometime, agents will have other small fees such as administrative or special service fees.  As for an estimate of costs from any agent. 


9. Does your agent have other service vendors they can recommend to you such as attorneys, contractors, etc.
